The Story

Homes For Those Who've Served

I served 10 years in the U.S. Army as a 68E, Dental Specialist. Working chairside with patients every single day taught me how to put people at ease during something stressful and to deliver genuine, attentive care, the same customer service I bring to every client relationship today.

I also held the 6Q identifier, Additional Duty Safety Officer. That role trained me to catch the details other people miss and to never cut corners. I bring that same eye for detail to your transaction, making sure you're protected and getting the best outcome at every step.

For years I was part of the backbone of the Army as an NCO. I take that same pride into being the backbone of my clients' transactions today: steady, dependable, and squared away from contract to closing.

I started my real estate career as a licensed Realtor in California, where I'm still licensed today. Now I work with Atlas Real Estate serving Greater Houston, focused on veterans, active duty service members and military families. I'm also well versed in loan types beyond VA, including conventional and FHA financing, so whatever your path to homeownership looks like, I can help you navigate it.

How It Works

Your VA loan purchase, step by step.

A VA purchase has a few extra moving parts compared to a conventional one. Here's exactly how I walk you through it, in order.

01

Certificate of Eligibility

We confirm your COE and connect you with a VA-experienced lender to get you pre-approved before we ever tour a home.

02

Home Search

We search with VA Minimum Property Requirements in mind from day one, so you're not falling for a home that can't pass appraisal.

03

Offer & Negotiation

I position your VA offer to compete. Many sellers just need the process explained, not talked out of accepting it.

04

VA Appraisal

If a valuation comes in low, I know how to pursue a Tidewater notice or Reconsideration of Value rather than losing the deal.

05

Closing

We track your funding fee, any exemptions you qualify for, and every document deadline through to the closing table.

06

After You're Home

PCSing again down the road? I stay your point of contact for future moves, referrals, or questions about your VA benefit.

Beyond VA Loans

Buying or selling, here's how it works.

Not every transaction is a VA purchase. Here's what to expect whether you're buying with any loan type or listing your home for sale.

01

Consultation

We talk through your goals, budget, and timeline so the search starts focused instead of random.

02

Get Pre-Approved

I connect you with a trusted lender, VA, conventional, or FHA, so you know your real budget before we tour anything.

03

Home Search

We tour homes that actually match your criteria, not a mass of listings that waste your weekends.

04

Make an Offer

I build a competitive offer strategy based on current market data, not guesswork.

05

Option Period & Inspection

We get the home inspected and negotiate any repairs or credits before you're locked in.

06

Closing

Final walkthrough, signing, and keys in hand. I stay in your corner through every document.

01

Listing Consultation

We walk your home together and build a pricing strategy based on real comps, not wishful thinking.

02

Prep & Staging

I advise on repairs, staging, and professional photography so your home shows at its absolute best.

03

Go Live

Your listing hits the market with a marketing push across MLS and beyond to reach serious buyers fast.

04

Showings & Offers

I manage showings and walk you through every offer so you understand the real strength behind each one.

05

Negotiation & Option Period

We negotiate terms, respond to buyer inspection requests, and keep the deal moving toward closing.

06

Closing

Final paperwork gets signed, keys get handed over, and the sale is yours to walk away from.

01

Needs & Budget Consultation

We talk through your ideal move-in date, budget, and must-haves so we're only looking at real options.

02

Application Prep

I make sure your documents, ID, income verification, and rental history, are ready before we ever tour, so a great unit doesn't slip away.

03

Property Search

We tour units and neighborhoods that fit your commute, budget, and lifestyle, including remote video walkthroughs if you're relocating from out of state.

04

Application & Approval

I help you submit a strong application and follow up with the landlord or property manager to keep things moving.

05

Lease Review

We go over the lease terms together so you understand exactly what you're signing before you commit.

06

Move-In

Keys in hand, move-in walkthrough done, and I'm still a call away if anything comes up after you're settled.

Why Work With Russ

High client satisfaction starts with someone who can negotiate calmly in any kind of situation.

Military Precision

An NCO Backbone

Ten years in the U.S. Army as a 68E, with a secondary role as a 6Q, built a foundation that shows up in how I run a transaction: organized, disciplined, and steady under pressure.

Steady Negotiator

A Level Head at the Table

Resilient and hard to rattle. I keep a level head through tense negotiations so you get the best outcome, whether that means holding firm or knowing exactly when to move.

Common Questions

What veterans usually ask me.

The questions I hear most from veterans and military families relocating to or already living in Greater Houston.

Look past the label. "Veteran-friendly" isn't a certification. Ask about actual VA transaction experience, whether the agent holds an MRP designation, and whether they know how to handle a VA appraisal that comes in low. I'm MRP-certified and build my practice specifically around VA buyers.
In most transactions, the seller covers the buyer's agent commission, meaning VA buyers typically pay little to nothing out of pocket for representation. I'll walk you through exactly how this works on your specific offer.
Yes. That's one of the core benefits of the VA loan program for eligible veterans and service members. There's no down payment requirement and no private mortgage insurance, though other closing costs and the VA funding fee still apply.
The funding fee is a one-time payment that helps sustain the VA loan program. Some veterans, including those receiving VA disability compensation, are exempt. I'll help you find out where you stand before you're deep into a contract.
Most will, once the process is explained clearly. Some hesitation comes from outdated myths about VA appraisals being stricter or slower than they actually are. Part of my job is presenting your offer in a way that removes that friction.
You have options, including a Tidewater notice during the appraisal itself, or a formal Reconsideration of Value (ROV) afterward. Many buyers and even some agents don't know these exist. I do, and I'll use them if we need to.
Timelines vary by lender, but a well-prepared VA purchase can close on a comparable schedule to a conventional loan. Getting your Certificate of Eligibility and pre-approval sorted early is what keeps things on track, especially under PCS deadlines.
This depends on your commute, school priorities, and lifestyle. Fort Bend, Sugar Land, Missouri City, Pearland, and parts of southwest Houston are common picks for their balance of affordability, schools, and drive times. I can walk you through specifics based on where you're headed.
Yes, in many cases. VA loan entitlement can often be restored or partially reused for a future purchase, depending on your specific eligibility and any current VA loans. I'll help you figure out where you stand before assuming anything.
Your lender can usually pull this for you directly, or you can request it yourself through the VA. It's the first real step in the process, and I'll point you to a VA-experienced lender if you don't already have one.
Yes. Compressed PCS timelines are common, and I structure the search, showings (including remote and video walkthroughs when needed), and paperwork to fit military move schedules rather than a typical relaxed timeline.
The VA itself doesn't set a minimum credit score. Individual lenders do, and requirements are generally more flexible than conventional loans. I can connect you with lenders who work specifically with VA borrowers to get a clear answer for your situation.
VA loans require you to occupy the home initially, but there are legitimate paths to renting it out later, often tied to a future PCS move. This is a conversation to have with your lender and me together before you buy.
Ask how many VA transactions they've closed recently, whether they understand Minimum Property Requirements, and whether they've handled a PCS buyer under time pressure. I'm glad to answer all three directly, no script.
Start with a conversation, not a house-hunting app. I'll ask about your work location, budget, and priorities, then send you a shortlist of neighborhoods before we ever schedule a flight or a showing.
